Graduate Student housing

We have a limited amount of on-campus apartments for new, incoming graduate students. Housing is not guaranteed, and students must apply for consideration.

If offered a space, graduate housing is offered for one year only and is located in our University Courtyard Apartments.

Virtual tours are currently unavailable for this location. Below is an example diagram for a 2-bedroom/2-bathroom apartment. Apartments types and layouts may vary and they feature a variety of configurations that cannot all be represented here.

Housing Contract

The Graduate Student Housing Contract is like a lease in that it is a legally-binding financial agreement. Before you sign your contract and validate your application, please be sure to review the terms and agreements outlined, as release from your contract after the binding date is unlikely.

The housing application is considered valid when a student signs the Student Housing Contract
and agrees to the fees associated with cancellation.

A valid application does not mean that a student is guaranteed housing.

Housing Contract Start Date Options

Students have three contract-start/move-in date options:

  • Tuesday, July 15, 2025
  • Saturday, July 26, 2025
  • Monday, August 18, 2025

Housing Contract End Date

Housing ends June 1, 2026. Students will not be permitted to renew and will need to move out on or before that date.

Graduate Student Housing Application

Housing is not guaranteed for graduate students, but you must apply in the My Housing Portal to be considered for a space. The priority deadline for submitting an application is June 30, 5 p.m., and the application will remain open until spaces are filled.

Guaranteed housing notices will be sent to students' UD email on a rolling basis.

Our ability to guarantee housing for graduate students will be dependent upon the number of applications received. If the number of applications exceeds the available spaces, we will give priority to first-time students arriving this fall and to students whose permanent address is the farthest distance from campus.

Housing is only available for individual students. We do not have housing for students with partners/families. If a graduate student has a partner/spouse who is also a new graduate student, we will do our best to house them together, but each space is billed per person.

Students have continuous access to their space from the first date of their contract until the end of the contract. There’s no need to move out of your apartment during breaks or Winter Session.

Even if a student is not staying during Winter Session, rent is still owed, as this is a continuous contract.

There is a space in the housing application to request a roommate. Roommates are not guaranteed and your requested roommate must also request you in their housing application. 

You can cancel your application without fee up until the point that you are guaranteed housing. Once guaranteed, you have three business days to decline housing without fee. After three business days, guaranteed students will be subject to release fees, if their request for release is approved. Release is not guaranteed.

To cancel your application before becoming legally bound, log into the My Housing portal, go to the Application Status section, select Cancel Application/Request for Release from the menu dropdown and follow the steps for your application.

Move-In Information

Graduate students who have been guaranteed and assigned on-campus housing will be sent an email with their move-in date, time and check-in location. The move-in date is dependent on the date selected in the application.

You will receive your housing assignment via email approximately two weeks before your move-in date.

Students who are bringing a car to campus will need to purchase a University of Delaware parking permit online through University of Delaware Parking Services.

You will need to pay for parking during move-in, if you have not purchased a parking permit.

All graduate students will check in at the University Courtyard Apartment's Clubhouse (main office), located at 1 Scholar Drive, Newark, DE, 19711.

Students can check in bewteen 9 a.m.–5 p.m. on their assigned day. If you cannot check in during those hours, email reslife-housing@udel.edu, and we will try to accommodate the request.

You must pick up your ONEcard (student ID) before you move in. Visit the ONEcard website for more information and their hours.
