Preferred Tenant Program aims to educate student renters

Aug. 27, 2002--University of Delaware undergraduates can learn more about off campus rental issues, and possibly save money at the same time, through the new Preferred Tenant Program, a free, online, self-paced course.

More than 58 landlords, with properties throughout New Castle County and Cecil County, Md., of both apartment complexes and individual homes are participating in the program. They have agreed to deduct 30 percent off the first month’s rent or the security deposit for students who complete the course and earn a preferred tenant certificate. Landlords have the choice of which option to exercise, and they may require all student renters to take the course before any discounts are given.

Topics covered in the course include the landlord tenant code, utilities, trash collection, parking, zoning, Alderman’s Court, emergencies, police and safety, responsible and safe off campus parties, parks and recreation and how to be a good neighbor.

Questions range from “In the case of a written landlord tenant agreement, is the landlord required to give the tenant a copy of the agreement?” to “After it snows, how long do you have to clear your sidewalks, and what is the punishment if you fail to do so?”

“This is all part of the University’s dedication to fostering healthy town and gown relationships. We are thrilled that so many landlords have agreed to participate,” Marilyn Prime, director of student centers at UD, said.

“Our goal is to help students become better tenants and provide the community with educated student renters,” Sandy Jenkins Hargrove, program coordinator, explained.

Students interested in registering for the course should send an e-mail to Hargrove at [Sandyjh@udel.edu]. Registration is open from Sept. 4 through Dec. 11. The course takes approximately one hour to complete, and there is no time limit for completion. The program is open to UD students who are currently renting and those who are considering rental in the future.

In addition to landlords who rent individual homes, the following is a list of participating apartment complexes, as of Aug. 22: Foxcroft Townhouses, Continental Court Apartments, Fox Run Apartments, Ivy Hall Apartments, Heritage Court, Victoria Mews, Possum Park, Melrose Place, Abbey Walk, Cedarwood, Haverford Place, Salem Village, Manchester Arms, Stonehurst Gardens, Foxcroft, Rockwood, Regency Square, Greenville Place, Patrician Terrace Blvd., Village II Apartments, West Creek Village Apartments, The Meadows, Park Place Apartments and Town Court Apartments. Landlords who are not already enrolled in the program can request information by e-mailing Hargrove or by calling (302) 831-1403.
